สำหรับโรงแรมที่บริษัทเป็นเจ้าของ RevPAR ลดลง 4% YoY ในเดือนเม.ย. แต่ยอดจองห้องพักล่วงหน้าในเดือนพ.ค.-มิ.ย. มีสัญญาณที่ดีขึ้น โดยในประเทศไทย RevPAR รวมลดลง 3% YoY; RevPAR ในกรุงเทพฯ เพิ่มขึ้น 8% YoY ขณะที่ RevPAR ในต่างจังหวัดลดลง 6% YoY จากการปิดปรับปรุงโรงแรมที่หัวหินและกระบี่ในส่วนของมัลดีฟส์ RevPAR ของโรงแรมเดิม 2 แห่งลดลง 10% YoY ในขณะที่โรงแรมใหม่ 2 แห่งมีการเติบโตที่แข็งแกร่งถึง 193% YoY จากฐานที่ต่ำในปี 2568 (ปีแรกของการดำเนินงาน) สำหรับในญี่ปุ่น ผลกระทบจากสงครามมีจำกัด แต่จำนวนนักท่องเที่ยวจีนที่ลดลงส่งผลให้ RevPAR ที่โรงแรม Centara Grand Osaka ลดลง 9% YoY จาก ARR ที่ลดลง ทั้งนี้จากยอดจองล่วงหน้าในเดือนพ.ค.-มิ.ย. CENTEL คาดว่า RevPAR ในประเทศไทยจะกลับมาเป็นบวกเล็กน้อย และในมัลดีฟส์น่าจะเห็นการเติบโตต่อเนื่องจากการดำเนินงานที่ดีขึ้นที่โรงแรมใหม่ ขณะที่ RevPAR ในญี่ปุ่นยังคงทรงตัว ประเด็นที่น่ากังวลในมัลดีฟส์คือต้นทุนน้ำมันดีเซลซึ่งปรับตัวสูงขึ้นจากช่วงก่อนสงครามจาก US$0.7/ลิตร มาอยู่ที่ US$1.7/ลิตร ในปัจจุบัน ซึ่งจะส่งผลกระทบต่อมาร์จิ้นของโรงแรมในมัลดีฟส์ ทั้งนี้ CENTEL เปิดเผยว่า RevPAR ที่ทำได้ในเดือนเม.ย. อยู่ที่ประมาณ US$250-270 ซึ่งยังคงสูงกว่าระดับคุ้มทุน EBITDA (ราว US$230-240) CENTEL ได้เตรียมงบลงทุนประมาณ 250 ลบ. สำหรับการติดตั้งแผงโซลาร์เซลล์พร้อมระบบแบตเตอรี่เพื่อกักเก็บพลังงานในมัลดีฟส์เพื่อลดผลกระทบดังกล่าว
โรงแรม JV ในดูไบ เน้นควบคุมต้นทุนอย่างเคร่งครัด โรงแรม JV ในดูไบได้รับผลกระทบหนักที่สุดจากสงครามสหรัฐฯ-อิหร่าน อัตราการเข้าพักที่โรงแรม JV ในดูไบอยู่ในระดับต่ำตั้งแต่เดือนมี.ค. โดยลงมาอยู่ที่ 34% ในเดือนเม.ย. (ลดลงจาก 90% ในปีที่ผ่านมา) ส่งผลให้ RevPAR ลดลง 80% YoY CENTEL คาดว่าอัตราการเข้าพักจะยังคงอยู่ในระดับต่ำต่อเนื่องและจะเริ่มฟื้นได้ใน 3Q69 (คาดอัตราการเข้าพักเพิ่มเป็น 50-60%) โรงแรมในดูไบเน้นการบริหารต้นทุน โดยเฉพาะต้นทุนพนักงาน เช่น การลดจำนวนวันทำงานและ/หรือ การให้ลางานโดยไม่รับค่าจ้าง ทำให้โรงแรมยังสามารถรายงาน EBITDA ที่เป็นบวกได้ในเดือน มี.ค.-เม.ย.
ธุรกิจอาหาร: SSS อ่อนแอ SSS แสดงแนวโน้มที่อ่อนแอในเดือนเม.ย. โดยติดลบเป็นตัวเลขหลักเดียวระดับต่ำ ทั้งนี้ สงครามสหรัฐฯ-อิหร่านส่งผลกระทบต่อต้นทุนวัตถุดิบและบรรจุภัณฑ์ แต่ผลกระทบในระยะสั้นยังคงมีจำกัด เนื่องจาก CENTEL ได้ทำการล็อกราคาไว้แล้ว และคาดจะเริ่มเห็นผลกระทบเรื่องราคาที่ปรับขึ้นใน 4Q69 การเติบโตของธุรกิจอาหารยังคงเน้นการขยายสาขา โดยเฉพาะในแบรนด์ JV เช่น ชินคันเซน และลัคกี้สุกี้ ซึ่งจะเพิ่มส่วนแบ่งกำไรจากเงินลงทุน
คงประมาณการกำไร กำไรปกติ 1Q69 คิดเป็น 52% ของประมาณการทั้งปีของเรา และเรายังคงประมาณการเดิม เราคาดว่ากำไรปกติ 2Q69 ของ CENTEL จะเพิ่มขึ้นเล็กน้อยหรือทรงตัว YoY (แต่ลดลง QoQ) โดยการดำเนินงานที่ดีขึ้นของโรงแรมใหม่ 2 แห่งในมัลดีฟส์ จะช่วยชดเชยผลการดำเนินงานที่อ่อนแอลงของโรงแรม JV ในดูไบ ราคาเป้าหมายสิ้นปี 2569 อ้างอิงวิธี DCF อยู่ที่ 40 บาท โดยอิงกับ WACC ที่ 6% และอัตราการเติบโตระยะยาวที่ 1.5%

1Q26: Beat estimates on better operations
CENTEL reported a 1Q26 net profit of Bt2.1bn, up 186% YoY and 120% QoQ, driven by Bt1.1bn in extra items, largely gain from the disposal of hotel assets in Japan under the JV. Excluding this, core profit was Bt1.1bn, up 27% YoY and 37% QoQ, beating INVX and market estimates by 20% on improving hotel and food businesses. The share price has dropped 22% since the US-Iran war broke out, which we see as partially pricing in the negatives from the war. We expect CENTEL to report small core profit growth or be flat YoY in 2Q26 from operational ramp-up at two new Maldives hotels (but drop QoQ on seasonality). We rate OUTPERFORM with end-2026 TP of Bt40.

For owned hotels, RevPAR slid 4% YoY in April, but forward bookings for May–June show signs of improvement. In Thailand, total RevPAR fell 3% YoY: Bangkok RevPAR rose 8% YoY, while provincial RevPAR dropped 6% YoY due to renovations at the Hua Hin and Krabi properties. In the Maldives, RevPAR for the two existing hotels fell 10% YoY, while the two new hotels saw strong growth of 193% YoY off a low 2025 base (the first year of operations). In Japan, the impact from the war is limited, but the decline in Chinese tourists led to a 9% YoY RevPAR drop at Centara Grand Osaka on lower ARR. Based on May-June forward bookings, CENTEL expects Thailand’s RevPAR to be a small positive, and the Maldives should see continued growth as new hotels ramp up, while Japan's RevPAR remains stable. A concern in the Maldives is diesel costs, which rose from US$0.7/liter pre-war to currently US$1.7/liter, and this will erode Maldives hotel margins. CENTEL reports RevPAR in April at US$250-270, staying above the EBITDA breakeven level of US$230-240. It has allocated Bt250mn for solar panels and battery storage in the Maldives to mitigate this impact.
Dubai JV hotel: focusing on cost control. The Dubai JV hotel has been hit the hardest by the US-Iran war and occupancy rate has been low since March, hitting 34% in April (from 92% last year), with RevPAR sinking 80% YoY. CENTEL expects occupancy to remain low until a recovery in 3Q26 (forecast at 50–60%). The hotel is managing costs through labor adjustments, such as reduced workdays or leave without pay, allowing the hotel to maintain a positive EBITDA through March–April.
Food: Weak SSS. SSS trended weakly in April with a low single-digit contraction. The US-Iran war has impacted the costs of raw materials and packaging but the near-term impact remains limited as CENTEL has locked in prices; the higher costs are expected to show in 4Q26. Growth will continue through branch expansions, particularly for JV brands like Shinkanzen and Lucky Suki, boosting equity income.
Earnings forecast maintained. 1Q26 core profit accounted for 52% of our full-year forecast and we maintain our projection. We expect core earnings in 2Q26 to grow slightly or stay flat YoY (but drop QoQ), with the operational ramp-up at two new Maldives hotels helping offset a weaker performance in the Dubai JV hotel. Our end-2026 DCF TP is Bt40, based on WACC at 6% and LT growth at 1.5%.
Risks 1) An economic slowdown that would derail travel demand and 2) cost inflation that would damage profitability of its hotel and food businesses. We see ESG risk as effective environmental management (E).
