2Q26: Below estimates on high SG&A
2Q26 core profit was Bt1.87bn, -18% YoY and -30% QoQ, 5-6% below estimates due to higher-than-expected SG&A expenses. In July, we estimate B2B SSS at +0.5% YoY, while B2C SSS remained weak at -5% YoY due to the adverse impact of the Thai Help Thai Plus program. We expect 3Q26 earnings to remain challenging, down QoQ and YoY, pressured by weak sales and loss contribution from Habitat following its 21 August opening, before improving in 4Q26 on a low base in both sales and margins. We cut our earnings by 7% to reflect weaker sales and margins. We maintain NEUTRAL with a mid-2027 DCF-based TP of Bt17 (WACC 7.5%, LTG 1.5%).
2Q26 net profit of Bt1.87bn, -18% YoY and -33% QoQ, 5-6% below estimates due to higher-than-expected SG&A expenses from higher personnel costs to support O2O growth and pre-operating expenses related to the Habitat project. The earnings drop YoY was mainly hit by weaker gross margin and higher SG&A/sales.
2Q26 highlights. Sales grew 2% YoY, supported by store expansion and consolidation of revenue from the Lucky Frozen acquisition, despite weaker SSS. B2B SSS declined 0.9% YoY as weaker overseas operations outweighed positive SSS in Thailand, while B2C SSS fell 3.9% YoY due to the impact of the Thai Help Thai Plus program and fragile consumer spending. Gross margin contracted 20bps YoY, with B2B gross margin down 30bps YoY from a higher mix of dry food products, price investments to support consumer affordability and weak pork and chicken prices, while B2C gross margin declined 10bps YoY, from higher logistics costs. SG&A/sales rose 70bps YoY from higher SG&A (+7% YoY), due to higher personnel expenses to support O2O expansion, pre-operating expenses related to Habitat and higher logistics costs. Other income grew 58% YoY, mainly on data monetization revenue from a major customer.
Takeaway from meeting. SSS B2B SSS was +0.5% YoY, supported by stronger sales to food retailers benefiting from the Thai Help Thai Plus program, while B2C SSS declined 5% YoY due to the adverse impact of the Thai Help Thai Plus program. Margin. It expects fresh food margin pressure to bottom out in 3Q26 and gradually recover in 4Q26, supported by a higher mix of high-margin products, including RTE, RTC and private-label products. B2B SG&A/sales should improve after recognizing bulk O2O-related expenses in 2Q26 that are expected to cover the next six months. As O2O sales continue to grow, it plans to better balance sales growth and operating costs. Expansion/renovation. It plans to open three B2B stores in 2H26, including its first store in the Philippines, and 12 B2C stores across Thailand and Malaysia. It plans to close selected loss-making Go Fresh stores from 3Q26 to improve efficiency and long-term profitability. It also plans to renovate more than 60 malls over the next 18 months, with capex of Bt80-100mn/site. TFP. The acquisition of The Food Purveyor (TFP), a premium supermarket operator in Malaysia, is expected to be completed in 4Q26, with an initially earnings-neutral impact as operating profit will be offset by acquisition-related expenses and interest costs. Habitat. It plans to fully launch Habitat on 21 August 2026, with 46,000 sqm of retail space following the phased opening of 24,000 sqm of office space since April. New concepts include Lotus's Privé and Axtra Club (Membership Club), targeting affluent consumers and driving customer engagement. CPAXT kept its 2026 loss guidance for Habitat at Bt500mn (Bt100mn in 1H26 and Bt400mn in 2H26). By launch, it targets office occupancy of 40% and commercial occupancy of 70%, with the latter expected to reach 85% within 12 months.
