LH รายงานกำไรสุทธิ 2Q26 ที่ 526 ลบ. ต่ำกว่าที่ตลาดคาดการณ์ไว้ 23% โดยถูกกดดันจากอัตรากำไรขั้นต้นของธุรกิจอสังหาริมทรัพย์เพื่อขายที่ลดลงสู่ระดับต่ำสุดใหม่ที่ 12.9% และผลขาดทุน EBIT ที่ 39 ลบ. อุปสงค์ที่อยู่อาศัยแนวราบที่ซบเซาส่งผลให้ยอด presales ใน 1H26 ปรับตัวลดลง ทำให้คาดว่า LH อาจไม่สามารถทำ presales ถึงเป้าที่วางไว้ทั้งปีที่ 1.5 หมื่นลบ. ได้ โดยคาดว่าจะต่ำกว่าเป้า 20–30% อย่างไรก็ตาม กำไรสุทธิมีแนวโน้มที่จะผ่านจุดต่ำสุดไปแล้วใน 1H26 และจะฟื้นตัวใน 2H26 โดยได้รับแรงหนุนจากการโอนโครงการคอนโดใหม่ การขยายธุรกิจโรงแรม และการขายสินทรัพย์เข้ากอง REIT ใน 4Q26 คงประมาณการกำไรสุทธิปี 2026 ที่ 3.7 พันลบ. LH – 2Q26: ต่ำกว่าคาดจาก GP ที่ทำจุดต่ำสุดใหม่

กำไรสุทธิ 2Q26 อ่อนตัวลงทั้ง YoY และ QoQ ถูกกดดันจากอัตรากำไรขั้นต้น LH รายงานกำไรสุทธิ 2Q26 ที่ 526 ลบ. ต่ำกว่าที่ตลาดคาดการณ์ไว้ 23% จากอัตรากำไรขั้นต้นที่ลดลง โดยรายได้ใน 2Q26 ที่ 4.3 พันลบ. ลดลง 24% YoY และ 3% QoQ โดยรายได้จากการขายอสังหาริมทรัพย์คิดเป็น 55% ของรายได้รวม ลดลง 41% YoY และ 13% QoQ จากยอด presales ที่อ่อนแอ ขณะที่รายได้อีก 45% มาจากธุรกิจให้เช่าและโรงแรม ซึ่งเติบโตแข็งแกร่งที่ 16% YoY แต่ลดลง 17% QoQ โดยได้รับแรงหนุนจากโรงแรมใหม่ที่เปิดให้บริการเมื่อปลายปีที่ผ่านมา อย่างไรก็ตาม การจัดกิจกรรมส่งเสริมการขายด้านราคาทำให้อัตรากำไรขั้นต้นของ LH ลดลงสู่ระดับต่ำสุดใหม่ที่ 20.2% ใน 2Q26 อัตรากำไรขั้นต้นของธุรกิจที่อยู่อาศัยเพื่อขายอยู่ที่ 12.9% ลดลง 12.4 ppt YoY และ 0.4 ppt QoQ ในขณะที่อัตรากำไรขั้นต้นของธุรกิจให้เช่าอยู่ที่ 33.6% เทียบกับ 28.6% ใน 2Q25 และ 36.3% ใน 1Q26 อัตราส่วนค่าใช้จ่าย SG&A ต่อรายได้รวมอยู่ที่ 21.1% ส่งผลให้บริษัทมีผลขาดทุน EBIT จำนวน 39 ลบ. ใน 2Q26 ส่วนแบ่งกำไรจากเงินลงทุนในบริษัทร่วมอยู่ที่ 803 ลบ. เพิ่มขึ้น 19.4% YoY แต่ลดลง 1% QoQ โดย HMPRO ยังคงเป็นสัดส่วนที่สูงที่สุด
เป้า presales ปี 2026 ดูเป็นไปได้ยาก ใน 1H26 LH มียอด presales รวมที่ 5.3 พันลบ. ลดลง 34.6% YoY โดยมีสัดส่วนแนวราบ 80% ซึ่งมูลค่าลดลง 42.6% YoY ขณะที่ 20% มาจากคอนโดซึ่งมูลค่าเติบโต 49% YoY ใน 2H26 LH มีโครงการใหม่รอเปิดเพียง 1 โครงการคือ ชัยพฤกษ์ 3 รามอินทรา-วงแหวนน มูลค่าโครงการ 1.44 พันลบ. ซึ่งมีระดับราคาขายเฉลี่ยที่ 11.6 ล้านบาทต่อหน่วย เราคาดว่าในปี 2026 ด้วยอุปสงค์โดยรวมอยู่ในระดับ segment กลาง/ กลาง-บน ซึ่งไม่ใช่ segment หลักของ LH ทำให้คาดว่าเป้า presales ของปีนี้ที่ตั้งไว้ที่ 1.5 หมื่นลบ. (เติบโต 5% YoY) มีโอกาสพลาดเป้าประมาณ 20-30%
คงประมาณการปี 2026 สำหรับแผนใน 2H26 LH จะเริ่มบันทึกรายได้โครงการคอนโดใหม่คือ วันเวลา ณ เจ้าพระยา (มูลค่าโครงการ 1.5 หมื่นลบ. ปัจจุบันขายได้แล้ว 59% หรือประมาณ 8.9 พันลบ.) โดยคาดว่าใน 4Q26 จะบันทึกรายได้อย่างน้อย 2 พันลบ. และส่วนที่เหลือจะบันทึกในปี 2027 ในส่วนของธุรกิจโรงแรม LH มีกำหนดเปิดโรงแรม Grande Centre Point Voyage Pattaya จำนวน 494 ห้องในเดือนต.ค. และคาดว่าจะได้รับการตอบรับดีและคาดหวังอัตราการเข้าพักที่ประมาณ 80% ซึ่งจะหนุนรายได้จากธุรกิจเช่าให้เติบโตได้ตามเป้าที่ตั้งไว้ในปีนี้ที่ 22% ที่ประมาณ 1.0 หมื่นลบ. เราคาดว่าผลประกอบการ 1H26 จะเป็นช่วงที่ผลประกอบการต่ำที่สุดและจะดีขึ้นใน 2H26 เราคาดว่ากำไรสุทธิปี 2026 จะอยู่ในระดับทรงตัว YoY ที่ 3.7 พันลบ. และคาดว่าจะมีการบันทึกกำไรพิเศษจากการขายสินทรัพย์ให้กับกอง REIT ใน 4Q26

2Q26: Below estimates from new low GP
LH’s 2Q26 net profit was 23% below market estimates from lower residential gross margin dipping to a new low of 12.9% and an EBIT loss of Bt39mn. Sluggish low-rise demand reduced 1H26 presales, making the full-year Bt15bn presales target unreachable with an expected 20–30% shortfall. However, net profit is set to bottom out in 1H26 and recover in 2H26, backed by new condominium transfers, hotel expansion, and planned asset sales to a REIT in 4Q26. Thus, we maintain our 2026 net profit forecast of Bt3.7bn (flat YoY).We stay Neutral with a target price rolled over to mid-2027 at Bt4.20/sh from 2026TP of Bt4.00/sh based on -0.5SD PER of 12.2x.
2Q26 net profit weakened both YoY and QoQ, weighed down by gross margin: LH reported 2Q26 net profit of Bt526mn, 23% below market estimates from lower gross margin. Revenue was Bt4.3bn, down 24% YoY and 3% QoQ. Real estate sales accounted for 55% of total revenue, falling 41% YoY and 13% QoQ due to weak presales. Meanwhile, the remaining 45% came from rental and hotel operations, which showed healthy growth of 16% YoY but declined 17% QoQ, supported by the new hotel opened late last year. However, price promotions dragged LH's gross margin down to a new low of 20.2% in 2Q26. Gross margin for residential property stood at 12.9%, contracting 12.4 percentage points YoY and 0.4 percentage points QoQ. Meanwhile, rental gross margin was 33.6%, compared with 28.6% in 2Q25 and 36.3% in 1Q26. SG&A expenses to total sales came in at 21.1%, resulting in an EBIT loss of Bt39mn for the quarter. Share of profit from associates was recorded at Bt803mn, up 19.4% YoY but down 1% QoQ, with HMPRO continuing to represent the largest contribution.
2026 presales target looks challenging. In 1H26, LH recorded total presales of Bt5.3bn, down 34.6% YoY. Low-rise projects accounted for 80% of presales, declining 42.6% YoY in value, while condominiums made up 20%, growing 49% YoY. In 2H26, LH plans to launch only one new project, Chaiyapruek 3 Ramindra-Wongwaen, valued at Bt1.44bn, with an average selling price (ASP) of Bt11.6mn per unit. Overall market demand in 2026 remains concentrated in the mid to mid-to-high segments, which are not LH’s core focus. Consequently, we expect LH to miss its full-year presales target of Bt15bn (+5% YoY) by approximately 20–30%.
Maintain 2026 earnings forecast. For 2H26 plans, LH will start recognizing revenue from a new condominium project, Wan Vela Na Chao Phraya (project value of Bt15bn, currently 59% sold or ~Bt8.9bn). We expect LH to recognize at least Bt2bn in revenue from this project in 4Q26, with the remainder recognized in 2027. In the hotel business, LH is scheduled to open Grande Centre Point Voyage Pattaya (494 rooms) in October. We expect a strong market response with an occupancy rate of ~80%, which will support rental revenue growth toward this year’s target of 22% at ~Bt10bn. We anticipate 1H26 performance to mark the trough before improving in 2H26. We project 2026 net profit to remain flat YoY at Bt3.7bn, backed by an extra gain from asset sales to the REIT in 4Q26.
ESG key risk. Operational risk: Inventory management in SDH and luxury condos. ESG risk: LH’s SET ESG ratings have improved gradually to the highest level at AAA in 2025 from AA in 2024 and from A in 2023 as it aims to remain the leader in Thailand’s real estate development business with targeted net zero emissions by 2065 upon greater implementation of sustainable products.
