1H26 presales up YoY but down QoQ
We estimate 2Q26 sector presales at Bt36.3bn (up 18% YoY, drop 4% QoQ), the weakest in four quarters. Condos surged 98% YoY off an earthquake-depressed base but fell QoQ on few launches; AP was the only developer to grow both YoY and QoQ. 1H26 presales (~Bt74.0bn) and launches (~Bt66.0bn) hit ~45% and 41% of full-year targets. Both targets will likely be missed — presales near Bt153bn, launches ~Bt155bn (a five-year low). We see 2Q26 net profit at Bt4.2bn (–18% YoY, +25% QoQ), with 2H26 profit growing on AP's backlog and margins recovering past their 1Q26 trough. AP (TP Bt10.00) is our top pick, backed by its robust backlog.
2Q26F presales driven by condominiums: We estimate the sector’s 2Q26 presales at Bt36.3bn, growing 18% YoY but declining 4% QoQ. This represents the lowest total presales in four quarters, which is in line with expectations due to global pressures, a slow economic recovery, and rising inflation. Low-rise projects accounted for 67% of total presales, with value down 2% YoY but up 1% QoQ. Meanwhile, condominium projects made up 33%, with value surging 98% YoY from a low base following the 1Q25 earthquake but falling 11% QoQ due to a lack of major new condominium launches. In 2Q26, AP was the only company able to achieve presales growth both YoY and QoQ, driven by solid take-up rate on new project launches. Consequently, total 1H26 sector presales reached approximately Bt74.0bn, accounting for 45% of the full-year target of Bt166.2bn, which represents a 9% YoY growth.
New launch value in 2Q26 increased 42% YoY and 38% QoQ, totaling Bt38.0bn. Low-rise projects accounted for 69% of the total, with value remaining flat YoY but growing 100% QoQ. Meanwhile, the remaining 31% was contributed by condominiums, which surged 1,600% YoY but declined 20% QoQ. In 2Q26, AP recorded the highest new launch value at Bt17.0bn. Accumulatively in 1H26, total new residential launch value reached Bt66.0bn, representing 41% of the full-year 2026 new launch target of Bt163.0bn (down 4% YoY).
Full-year target may miss both presales and new launch. Due to the slow recovery of residential demand, despite low interest rates, lending remains focused on borrower quality. Consequently, 2H26 presales are likely to soften YoY but improve HoH, supported by presales from condominium projects that continue to attract long-term demand. We anticipate that the group’s presales target of Bt166bn (growth 9% YoY) may be missed, with the best-case scenario matching the 2025 level at around Bt153bn. Furthermore, although this year's new launch target was already set lower, we believe there is a chance it could slightly undershoot the target to end up at around Bt155bn, down 9% YoY, marking the lowest level in 5 years.
Expecting 2Q26F’s earnings to drop YoY but up QoQ. We expect the sector's net profit in 2Q26 at Bt4.2bn, down 18% YoY but up 25% QoQ. The average gross margin in 2Q26 is anticipated to stabilize QoQ from the trough level in 1Q26, but will likely soften YoY from 2Q25 due to pricing marketing campaigns and a high base effect from LH's asset sale gains recorded in 2Q25. Our 1H26 net profit forecast accounts for 43% of our full-year sector net profit estimate of around Bt19.0bn (+7% YoY). Looking ahead to 2H26, we expect net profit to expand both YoY and HoH, driven by AP's robust backlog and the sector's gross margin, which is anticipated to have passed its trough in 1Q26.
Key risks and factors to monitor. 1) Inventory management, 2) higher cost for construction materials and 3) continued high loan rejection rate. Key ESG risks are GHG emission, waste & water management, EIA assessment (E), product quality management and health & safety policies (S).
