เราคาดว่า LHHOTEL จะรายงานกำไรปกติ 1Q68 ที่ 435.3 ลบ. ลดลง 2.5 YoY และ 7.1% QoQ นอกจากนี้เรายังคาดว่ากำไรปกติ 2Q68 จะลดลง YoY อย่างต่อเนื่อง เราปรับสมมติฐานอัตราการเข้าพักและอัตราค่าห้องพักลดลง ส่งผลทำให้ประมาณการกำไรปี 2568 ปรับลดลง 5.1% มาอยู่ที่ 1.8 พันลบ. (-0.5% YoY) สอดคล้องกับจำนวนนักท่องเที่ยงต่างชาติในปี 2568 ที่เราคาดว่าจะปรับลดลง 1% มาอยู่ที่ 35 ล้านคน หลักๆ เกิดจากจำนวนนักท่องเที่ยวชาวจีนที่ลดลง ดังนั้นเราจึงปรับลดคำแนะนำสำหรับ LHHOTEL ลงจาก OUTPERFORM สู่ NEUTRAL และปรับราคาเป้าหมายสิ้นปี 2568 อ้างอิงวิธี DDM ลดลงจาก 17 บาท มาอยู่ที่ 14.5 บาท (WACC 6.5% และไม่มี terminal value)

คาดจำนวนนักท่องเที่ยวต่างชาติในปี 2568 ลดลง YoY อุตสาหกรรมท่องเที่ยวไทยกำลังเผชิญกับปัจจัยลบ 3 ประการ ได้แก่ จำนวนนักท่องเที่ยวจีนที่ลดลง 24% YoY ใน 1Q68 ผลกระทบระยะสั้นจากเหตุแผ่นดินไหวเมื่อวันที่ 28 มี.ค. และความต้องการเดินทางที่อาจลดลงสืบเนื่องมาจากความกังวลเกี่ยวกับภาวะเศรษฐกิจชะลอตัวจากนโยบายภาษีนำเข้าของสหรัฐฯ โดยประมาณการปี 2568 ของเราใช้สมมติฐานว่านักท่องเที่ยวจากประเทศอื่นๆ (ที่ไม่ใช่ประเทศจีน) จะมีจำนวนรวมทั้งสิ้น 29.7 ล้านคน เพิ่มขึ้น 3% YoY ในขณะที่นักท่องเที่ยวจากจีนจะมีจำนวนรวมทั้งสิ้น 5.3 ล้านคน ลดลง 22% YoY ซึ่งบ่งชี้ว่าจำนวนนักท่องเที่ยวต่างชาติทั้งหมดจะลดลง 1% YoY ในปี 2568 จากนั้นจะอยู่ในระดับทรงตัวในปี 2569 ที่ 35 ล้านคน และเพิ่มขึ้น 7% มาอยู่ที่ 37.4 ล้านคนในปี 2570 แนวโน้มนี้บ่งชี้ว่าอุตสาหกรรมท่องเที่ยวไทยยังไม่ฟื้นตัวกลับไปสู่ระดับก่อนเกิด COVID-19 เราคาดว่าความต้องการเดินทางใน 2H68 ถึงปี 2569 จะขึ้นอยู่กับแนวโน้มเศรษฐกิจโลกเป็นหลัก ซึ่งต้องติดตามผลกระทบของนโยบายภาษี

ปรับประมาณการลดลง เนื่องจากจำนวนนักท่องเที่ยวต่างชาติมีแนวโน้มต่ำกว่าประมาณการที่เราทำไว้ก่อนหน้านี้ โดยหลักๆ เกิดจากนักท่องเทียวชาวจีน เราจึงปรับประมาณการกำไรปกติปี 2568 ของเราลดลง 5.1% มาอยู่ที่ 1.8 พันลบ. (-0.5%) หลังจากปรับสมมติฐานอัตราการเข้าพักและอัตราค่าห้องพักลง โดยปัจจุบันเราคาดการณ์ DPU ปี 2568 ที่ 1.26 บาท/หน่วย (อัตราผลตอบแทน 10%)

คาดกำไรปกติ 2Q68 ลดลง YoY ต่อเนื่อง เราเชื่อว่ากำไรปกติจะยังคงลดลง YoY ต่อเนื่องใน 2Q68 เนื่องจากคาดว่าจำนวนนักท่องเที่ยวต่างชาติจะลดลง YoY ในไตรมาสดังกล่าว นอกจากนี้เรายังคาดว่ากำไรปกติ 2Q68 จะลดลง QoQ จากปัจจัยฤดูกาลด้วย ทั้งนี้จำนวนนักท่องเที่ยวต่างชาติในวันที่ 1-27 เม.ย. อยู่ที่ 2.3 ล้านคน เทียบกับ 2.8 ล้านคนในเดือนเม.ย. 2567

ความเสี่ยงและความกังวล 1) อัตราผลตอบแทนพันธบัตรรัฐบาลที่สูงขึ้น 2) เหตุการณ์พิเศษ เช่น สถานการณ์การแพร่ระบาดของ COVID-19 และ 3) ผลการดำเนินงานปี 2567 ที่แข็งแกร่งอาจจะไม่เกิดขึ้นซ้ำในปี 2568 ความเสี่ยงด้าน ESG ที่สำคัญ คือ การบริหารจัดการสิ่งแวดล้อมในด้านก๊าซเรือนกระจก พลังงาน น้ำเสีย และของเสีย อย่างมีประสิทธิภาพ (E)

Preview 1Q25: Expect slip YoY and QoQ

We expect LHHOTEL to report 1Q25F core profit of Bt435.3mn down 2.5% YoY and 7.1% QoQ. We also expect a continued drop in 2Q25F core profit YoY. We have lowered our occupancy and room rate assumptions, which lowers our 2025F by 5.1% to Bt1.8bn (-0.5% YoY), lining up with our expectation of a 1% slip in international tourist arrivals in 2025 to 35mn, chiefly fewer Chinese. We thus downgrade our recommendation to NEUTRAL from OUTPERFORM and cut our end-2025F DDM-based TP to Bt14.5 from Bt17 (6.5% WACC, no terminal value).

1Q25F core earnings to slip YoY and QoQ. We estimate 1Q25F core earnings at Bt435.3mn, down 2.5% YoY and 7.1% QoQ on fewer Chinese tourists in 1Q25 that hurt all of its hotels: tourists from China accounted for 16% of total revenue in 2024. Rental income is expected to be Bt572.8mn, down 3% YoY on a poorer performance at all of its assets and 5.9% QoQ on seasonality. Rental cost was Bt12mn, down 13.3% YoY and 24.3% QoQ. Our preview suggests 1Q25F core profit will account for 24.4% of our revised full-year forecast. It will release results on May 14.

2025F international tourist arrivals to drop YoY. Thailand’s tourism sector is facing a triple whammy: a 24% YoY drop in Chinese tourists in 1Q25, the near-term impact from the March 28 earthquake and potentially weak travel demand arising out of economic worries brought by the US tariffs. Our 2025 projections anticipate 29.7mn tourists from source markets ex-China, up 3%, while Chinese arrivals are expected to fall 22% to 5.3mn, which suggests a 1% dip in total international tourist arrivals in 2025, followed by a flat 2026 at 35mn, with growth of 7% to 37.4mn in 2027. This trajectory indicates that Thai tourism has not yet recovered to pre-COVID-19 levels. Looking ahead to 2H25-2026, travel demand hinges on the global economic outlook, underscoring the need to closely monitor the impact of tariffs.

Revised forecast down. Since the number of international tourist arrivals will be lower than we had anticipated, with the slip predominantly from China, we revise down our 2025F core earnings by 5.1% to Bt1.8bn (-0.5%) on a nudge down in our occupancy and room rate assumptions. We now expect 2025F DPU at Bt1.26 (10% yield).

Expect 2Q25F core earnings to continue weaker YoY. We believe core earnings will continue to drop YoY in 2Q25F on expected lower arrivals YoY in the quarter. We also expect a QoQ drop on seasonality. Note that international tourist arrivals over April 1-27 numbered 2.3mn vs 2.8mn in April 2024.

Risks and concerns. 1) Rising bond yield, 2) extraordinary events such as a pandemic, 3) no repeat of the strong 2024 performance in 2025. Key ESG risks are effective environmental management of greenhouse gases, energy, wastewater, and waste (E).
