We expect core profit at Bt2.8bn in 4Q24, up 11% YoY and 5% QoQ, better than our earlier expectation of a QoQ drop in core profit, backed by strong hotel operations in Thailand and lower interest expense which will offset the lower season in Europe. We do not believe this positive has been priced in, as MINT share price has fallen by 8% YTD, trading at 21x 2025 PE, below -2SD of its historical average. MINT is on our top pick list and we rate it Outperform with an end-2025 TP of Bt36/share.
Preview 4Q24: Expect stronger core profit, unrealized FX gain to boost net profit. We estimate MINT’s core profit of Bt2.8bn in 4Q24, up 11% YoY and 5% QoQ, beating earlier expectation of a QoQ core profit drop, underwritten by solid hotel operations in Thailand and lower interest expense which will offset the lower season in Europe. We estimate unrealized FX gain of Bt600mn in 4Q24 on currency derivatives from the weakening of the baht vs. the US$ (vs. unrealized FX loss in 3Q24). Including this gives an estimated net profit of Bt3.4bn, a jump from Bt984mn in 4Q23 and Bt149mn in 3Q24.
ARR growth strengthening the hotel business. NH Hotel (MINT’s major European operator at 68% of revenue) is expected to show RevPar growth of 8% YoY (but down 7% QoQ on seasonality) driven by 5% YoY growth in ARR (down 4% QoQ) and an occupancy rate of 70% (vs. 68% in 4Q23 and 72% in 3Q24). In Thailand, we expect RevPar to grow 15% YoY and 47% QoQ, boosted by rising ARR (up 12% YoY and 33% QoQ) and a higher occupancy rate of 72% (from 70% in 4Q23 and 66% in 3Q24). Phuket and Bangkok hotels have done well. So far this year, in January-February, based on forward bookings, MINT expects revenue growth in the mid to high single digits YoY for hotel operations in Europe and in the double digits YoY for hotel operations in Thailand.
Improving food business. We estimate overall SSS at -0.5% in 4Q24, improved from -2.7% in 3Q24 and -2.2% in 4Q23. In Thailand, we estimate SSS at 1% in 4Q24 (vs. -0.7% in 2Q24) driven by the company’s efforts to push key brands Bonchon and Dairy Queen to boost spending. In China, we estimate SSS at -10% in 4Q24 (vs. -20% in 3Q24), driven by improving operations in October thanks to China’s Golden Week and the introduction of a new brand with a lower price point.
Lower interest expense, better financial health. We estimate MINT’s 4Q24 interest expense at Bt3.0bn, down 3% QoQ due to debt repayment. In December 2024, MINT sold a portion of its accounts receivable to a third-party financier to improve cash flow and financial stability. In tandem with improved operations, this effort was aimed at reducing the net interest-bearing debt to equity ratio to 0.8x by the end of 2024 from 0.98x as of September 30, 2024.
Upside to our forecast. Our 4Q24 preview suggests core profit of Bt8.3bn, up 16% YoY, ushering in 7% upside to our 2024 full-year forecast. Our end-2025 DCF TP is Bt36/share (WACC at 7.1% and LT growth of 2%).
Risks. 1) An economic slowdown that would derail travel demand and 2) cost inflation that would damage the profitability of its hotel and food businesses. We see ESG risk as effective environmental management of greenhouse gases, energy, wastewater, and waste (E).
