3Q25: In-line result
Excluding extra items, MINT’s core profit was Bt2.8bn, up 5% YoY but down 19% QoQ, in line with INVX and market estimates. Key to the YoY growth was lower interest expense; the QoQ drop is due to a lower season in Europe. We maintain our Neutral rating on MINT based on our expectation that earnings will decline QoQ in 4Q25–1Q26 due to the low season in Europe, which will likely result in a lack of short-term catalyst for MINT. Our mid-2026 DCF TP is Bt32.
3Q25: Core profit in line. MINT reported a net profit of Bt2.6bn in 3Q25, surging from Bt149mn in 3Q24 but down 17% QoQ. Excluding extra items (unrealized loss on derivatives), core profit was Bt2.8bn, up 5% YoY but down 19% QoQ, in line with INVX and market estimates. Backing the YoY growth was lower interest expense; the QoQ earnings drop reflects a lower season in Europe.
Highlights:
- Hotel business: RevPAR for owned and leased hotels in 3Q25 slipped 0.3% YoY and fell 7% QoQ. By key locations, RevPAR for hotels in Europe inched up 2% YoY off last year’s high base from special events such as the 2024 Olympics and the 2024 Euro Cup. RevPAR for hotels in Maldives grew 13% YoY, underwritten by a rising occupancy rate. RevPAR for hotels in Thailand was weak, with a drop of 7% YoY due to renovations at several flagship hotels that began in April and are expected to be completed in November.
- Restaurant business: Overall SSS was -0.8% in 3Q25 (vs. -2.7% in 3Q24 and -1.7% in 2Q25). The improvement is supported by operations in Thailand, where SSS grew 0.6%, followed by China at 0.2% and Australia at 1.6%. Operations in Singapore were weak, with SSS at -2.5%.
- Interest expense was Bt2.5bn, falling 22% YoY from lower financing cost, but flat QoQ.
- Net interest-bearing debt to equity increased to 0.90x (as of September 30) from 0.82x (as of June 30) due to a transaction related to the tender offer in order to delist MHEA (Minor Hotel Europe & America, formerly NH Hotel) from Spain’s stock exchange.
Earnings forecast maintained. 9M25 core profit accounted for 68% of our full-year forecast. We maintain our projection that suggests a small YoY growth in core profit in 4Q25, backed by growing hotel operations, especially in Thailand after renovations are completed, with fading benefit from lower interest expense; we expect a drop QoQ due to seasonal weakness in its European hotel portfolio. We maintain Neutral with a mid-2026 DCF TP of Bt32 (WACC at 7.0%, LT growth at 1.5%). We will update following the analyst meeting on November 20.
Risks. 1) Economic slowdown derailing travel demand and 2) cost inflation damaging profitability. We see ESG risk as effective environmental management of greenhouse gases, energy, wastewater, and waste (E).
