QH รายงานกำไรสุทธิ 1Q69 ที่ 463 ลบ. (+15.2% YoY, -9.4% QoQ) โดยได้รับปัจจัยหนุนจากส่วนแบ่งกำไรจากเงินลงทุนในบริษัทร่วม ขณะที่อัตรากำไรขั้นต้นยังคงอ่อนแอ ยอด presales ใน 1H69 คาดว่าจะอยู่ในระดับต่ำ โดยคิดเป็นเพียง 35% ของเป้าทั้งปี สะท้อนความเสี่ยง downside ต่อเป้า presales ที่บริษัทวางไว้ทั้งปีที่ 7.2 พันลบ. เราคงประมาณการกำไรปี 2569 ไว้ที่ 1.8 พันลบ. (เพิ่มขึ้น 4.9% YoY) โดยได้รับแรงหนุนจากส่วนแบ่งกำไรจากเงินลงทุนในบริษัทร่วม โครงการซื้อหุ้นคืนจะเป็นปัจจัยกระตุ้นราคาหุ้นในระยะสั้นต่อไปจนถึงเดือนก.ย. 2569 เราคงคำแนะนำ UNDERPERFORM สำหรับ QH โดยให้ราคาเป้าหมายปี 2569 ที่ 1.30 บาท อ้างอิง -0.5SD PE ที่ 7.7 เท่า

กำไรสุทธิ 1Q69 เพิ่มขึ้น 15.2% YoY แต่ลดลง 9.4% QoQ QH รายงานกำไรสุทธิ 1Q69 ที่ 463 ลบ. โดยได้รับแรงหนุนจากส่วนแบ่งกำไรจากเงินลงทุนในบริษัทร่วม รายได้รวมอยู่ที่ 1.67 พันลบ. เติบโต 22.6% YoY แต่ลดลง 23.6% QoQ โดยมีสัดส่วนรายได้จากโครงการแนวราบ: คอนโด: รายได้ค่าเช่า อยู่ที่ 59 : 18 : 23 รายได้จากโครงการแนวราบและคอนโดเติบโต YoY แต่ลดลง QoQ โดยรายได้คอนโดได้รับปัจจัยหนุนจากการรับรู้ backlog จากโครงการ Q สุขุมวิท อัตรากำไรขั้นต้นเฉลี่ยอยู่ที่ 25.9% ลดลงทั้ง YoY และ QoQ เพราะถูกกดดันจากอัตรากำไรขั้นต้นระดับต่ำที่ 23.9% ของธุรกิจอสังหาริมทรัพย์เพื่อขาย ขณะที่ค่าใช้จ่ายอื่นๆ ยังคงควบคุมได้ดี ส่วนแบ่งกำไรจากเงินลงทุนในบริษัทร่วมอยู่ที่ 440 ลบ. ลดลง 11.4% YoY และ 5.8% QoQ โดยแม้ว่า HMPRO จะยังเป็นผู้สร้างกำไรรายหลัก แต่การเติบโตได้รับแรงหนุนจาก LHFG

คาดยอด presales ใน 1H69 ยังคงอ่อนแอ... โดยตัวเลขใน 2Q69 อ่อนแอเป็นพิเศษในเดือนเม.ย. เนื่องจากได้รับแรงกดดันจากราคาน้ำมันที่สูงขึ้นและวันหยุดยาวหลายวัน อย่างไรก็ดี เริ่มเห็นสัญญาณการฟื้นตัวในเดือนพ.ค. ยอด presales โครงการแนวราบยังคงเบาบางกว่าปกติ ในขณะที่โครงการคอนโด Q สุขุมวิท ยังคงใช้กลยุทธ์ส่งเสริมการขายด้านราคาควบคู่ไปกับการรักษาอัตรากำไรขั้นต้นที่ระดับ 25-26% ในทางกลับกัน การขายสต็อกโครงการอื่นๆ เช่น โครงการในหัวหิน จะเน้นไปที่การระบายสต็อกด้วยอัตรากำไรที่ต่ำมากหรือเป็นตัวเลขหลักเดียว ทั้งนี้คาดว่ายอด presales ใน 2Q69 จะอยู่ในระดับทรงตัว YoY และ QoQ ที่ประมาณ 1.2-1.3 พันลบ. ซึ่งจะส่งผลทำให้ยอด presales ใน 1H69 อยู่ที่ประมาณ 2.5 พันลบ. หรือคิดเป็น 35% ของเป้าทั้งปีที่ 7.2 พันลบ. (+28% YoY) ทำให้เรามองว่ามีความเป็นไปได้ที่ยอด presales จะพลาดเป้า แม้ว่า QH จะมีแผนใช้โปรโมชั่นด้านราคาที่เข้มข้นขึ้นสำหรับโครงการ Q สุขุมวิท และมุ่งเน้นการเร่งระบายสต็อกใน 2H69 ก็ตาม

คงประมาณการปี 2569 ปัจจุบัน QH มี backlog มูลค่า 319 ลบ. (177 ลบ. จากโครงการแนวราบ และ 142 ลบ. จากคอนโด) ซึ่งคาดว่าจะรับรู้เป็นรายได้ทั้งหมดในปีนี้ เราคงประมาณการปี 2569 โดยคาดการณ์รายได้ที่ 7.9 พันลบ. (+3.9% YoY) และกำไรสุทธิที่ 1.8 พันลบ. (+4.9% YoY) โดยกำไรสุทธิ 95% จะมาจากส่วนแบ่งกำไร สำหรับแนวโน้มกำไรสุทธิ 2Q69 คาดว่าจะเพิ่มขึ้น YoY จากฐานที่ต่ำ และทรงตัวหรืออ่อนตัวลงเล็กน้อย QoQ

โครงการซื้อหุ้นคืน QH ประกาศโครงการซื้อหุ้นคืนไม่เกิน 750 ล้านหุ้น (คิดเป็น 7% ของทุนชำระแล้ว) วงเงินรวม 1.2 พันลบ. คิดเป็นราคาเฉลี่ยที่ 1.60 บาท/หุ้น โดยโครงการมีกำหนดระยะเวลาตั้งแต่วันที่ 16 มี.ค. ถึง 15 ก.ย. 2569 ทั้งนี้ ณ วันที่ 7 พ.ค. QH ได้ซื้อหุ้นคืนมาแล้วจำนวน 33.04 ล้านหุ้น ด้วยงบ 45.77 ลบ. หรือราคาเฉลี่ย 1.38 บาท/หุ้น แม้โครงการนี้อาจช่วยพยุงราคาหุ้นได้ในระยะสั้น แต่เราคาดว่า QH จะไม่สามารถซื้อหุ้นคืนได้ครบตามจำนวนที่ประกาศไว้เนื่องจากมีข้อจำกัดด้านสภาพคล่องการซื้อขายรายวัน

ความเสี่ยง ESG: ความเสี่ยงด้านการดำเนินงาน: อัตรากำไรขั้นต้นที่ต่ำลงจากการขายสินค้าคงคลัง การเปิดตัวโครงการใหม่น้อยลง ในขณะที่คาดว่าความต้องการจะฟื้นตัวจากดอกเบี้ยที่ลดลงในปี 2569 QH ไม่มีรายชื่อรวมอยู่ในหุ้นยั่งยืน SET ESG Ratings โดยมีความเสี่ยง ESG จากคดีฟ้องร้องซึ่งจะส่งผลกระทบทั้งด้านสังคมและด้านธรรมาภิบาล

1Q26: Net profit up YoY but down QoQ

QH reported a 1Q26 net profit of Bt463mn (+15.2% YoY, -9.4% QoQ) driven by equity income while gross margin remained weak. 1H26 presales are expected to be soft, achieving only 35% of its full-year target, signaling potential downside risk to the Bt7.2bn 2026 goal. We maintain our 2026F of Bt1.8bn (+4.9% YoY), backed by contribution from associates. The share repurchase program will be a short-term price catalyst until it ends in September 2026. We stay Underperform with 2026 TP of Bt1.30 based on -0.5SD PE of 7.7x.

1Q26 net profit up 15.2% YoY but down 9.4% QoQ. QH reported 1Q26 net profit of Bt463mn, backed by contribution from associates. Total revenue was Bt1.67bn, growing 22.6% YoY but falling 23.6% QoQ, with low-rise revenue contributing 59%, condos 18% and rentals 23%. Revenue from low-rise and condos both grew YoY but fell QoQ; condo revenue was backed by Q Sukhumvit backlog recognition. Average gross margin stood at 25.9%, down both YoY and QoQ, pressured by a low gross margin of 23.9% on real estate sales. Other expenses were well-controlled, with contribution from associates of Bt440mn, down 11.4% YoY and 5.8% QoQ; although HMPRO contributes most, growth was driven by LHFG.

1H26 presales expected to remain soft. 2Q26 has been particularly weak, especially in April, due to headwinds from higher oil prices and numerous public holidays, with recovery beginning to be seen in May. Low-rise presales were slower than usual; for condos, it continues to use promotional pricing for Q Sukhumvit while maintaining a gross margin of 25-26%. In contrast, sale of other inventory, such as that in Hua Hin, focuses on clearing inventory with minimal or single-digit margins. 2Q26 presales are projected to be flat YoY and QoQ at Bt1.2-1.3bn, bringing 1H26 presales to an estimated Bt2.5bn, or 35% of its full-year target of Bt7.2bn (+28% YoY), and we see a chance presales will miss target, although QH plans steeper price promotions for Q Sukhumvit and will concentrate on clearing out more inventory in 2H26.

Maintain 2026F. Currently, backlog stands at Bt319mn (Bt177mn in low-rise and Bt142mn in condos), all of which is expected to be booked as revenue this year. We maintain our 2026 forecast, projecting revenue of Bt7.9bn (+3.9% YoY) and net profit of Bt1.8bn (+4.9% YoY), with 95% of net profit from associate contribution. 2Q26F net profit is expected to grow YoY off a low base and be flat or slip QoQ.

Share buy-back. QH announced a share repurchase program for up to 750mn shares (7% of paid-up capital) with a budget of Bt1.2bn, implying an average price of Bt1.60/share. The program will run from March 16 to September 15, 2026. As of May 7, QH had purchased 33.04mn shares for Bt45.77mn, or Bt1.38/share. Although this may support share price in the short term, we do not expect it to be able to complete the full share repurchase due to daily trading liquidity constraints.

ESG key risks: Operational risk: Lower gross margin from sale of inventory. Fewer new launches while expecting lower interest rate to aid in the recovery of demand in 2026. QH is not included in SET ESG ratings with ESG risk from a lawsuit, which affects both the social and governance sections.
