WHA รายงานกำไรสุทธิ 1Q68 ที่แข็งแกร่งที่ 2.07 พันลบ. (+52.1% YoY และ +66.5% QoQ) สูงกว่า consensus คาด 35% และสูงกว่า INVX คาด 25% จากอัตรากำไรขั้นต้นที่ดีกว่าคาดและค่าใช้จ่ายภาษีที่ต่ำกว่าคาด เราคาดว่า WHA จะมียอดขายที่ดินที่แข็งแกร่งใน 1H68 อย่างน้อย 1,350 ไร่ การโอนที่ดินด้วยอัตรากำไรขั้นต้นที่สูงขึ้น และกำไรส่วนใหญ่จะเกิดขึ้นในครึ่งปีแรก ความกังวลเกี่ยวกับภาษีนำเข้าของสหรัฐฯ ที่ผ่อนคลายลงในระยะสั้นอาจหนุนให้ราคาหุ้นรีบาวด์ อย่างไรก็ตาม สำหรับการเติบโตในอนาคตความชัดเจนเรื่องภาษีนำเข้าเป็นปัจจัยสำคัญหนึ่งที่ต้องพิจารณาประกอบการลงทุน เราคงคำแนะนำเชิงกลยุทธ์ที่ NEUTRAL สำหรับ WHA โดยปรับราคาเป้าหมายเพิ่มขึ้นจาก 3.30 บาท/หุ้น มาอยู่ที่ 3.90 บาท/หุ้น (-1.5SD จาก PE เฉลี่ย 7 ปี ที่ 13 เท่า)

(+52.1% YoY และ +66.5% QoQ) สูงกว่า consensus คาด 35% และสูงกว่า INVX คาด 25% จากอัตรากำไรขั้นต้นที่ดีกว่าคาดและค่าใช้จ่ายภาษีที่ต่ำกว่าคาด รายได้เป็นไปตามคาดที่ 4.7 พันลบ. (+43.4% YoY และ +27.7% QoQ) โดยได้รับปัจจัยหนุนจากการโอนที่ดิน 843 ไร่ (WHA 655 ไร่ และ JV 188 ไร่) โดยอัตรากำไรขั้นต้นเฉลี่ยจากการขายที่ดินทำจุดสูงสุดใหม่ที่ 63% เทียบกับ 59% ใน 1Q67 โดยได้รับการสนับสนุนจากการปรับราคาเพิ่มขึ้นในปี 2567 อัตรากำไรขั้นต้นเฉลี่ยใน 1Q68 อยู่ที่ 58.8% สูงกว่าที่เราคาดการณ์ไว้ที่ 56.3% และแข็งแกร่งกว่า 55.1% ใน 1Q67 และ 56.7% ใน 4Q67 อัตราภาษีที่แท้จริงใน 1Q68 อยู่ที่ 5.6% ต่ำกว่าคาด ซึ่งเป็นผลมาจากความแตกต่างของการคำนวณภาษีเงินได้ระหว่างทางบัญชีและทางภาษี

WHA reported a strong 1Q25 net profit of Bt2.07bn (+52.1% YoY and +66.5% QoQ), 35% above consensus and 25% above INVX, backed by a better gross margin and lower tax expenses than expected. We expect high land sales of at least 1,350 rai in 1H25, a better gross margin on transfers and front-loaded net profit. We thus upgrade our 2025F revenue by 12% and net profit by 16.5%. Supported by a 90-day reprieve on tariffs, share price may rebound for trading, but the long-term outlook for tariffs remains uncertain. We maintain our tactical call of Neutral with TP raised to Bt3.90 from Bt3.30 (7-year PE -1.5SD of 13x).

1Q25 above estimates. WHA reported 1Q25 net profit of Bt2.07bn (+52.1% YoY and +66.5% QoQ), 35% above consensus and 25% above INVX estimates, backed by a better gross margin and lower tax expenses than forecast. Revenue was in line at Bt4.7bn (+43.4% YoY and +27.7% QoQ) backed by transfers of 843 rai (WHA 655 rai and JV 188 rai) with average gross margin on land sales at a new high of 63% from 59% in 1Q24, after prices were raised in 2024. This gave a 1Q25 average gross margin of 58.8%, above our forecast 56.3% (vs 55.1% in 1Q24 and 56.7% in 4Q24). Effective tax in 1Q25 was 5.6%, lower than we had anticipated, resulting from a difference in tax calculations between taxable and non-taxable items.

Short term stays positive with uncertainty for the longer term. WHA sees the investment situation in Thailand as positive, strengthened by its strategic location, though tariff uncertainties will temper long-term investment. The opportunities to grow in Thailand are in industries that do not export to the US, such as electrical appliances and data centers. Vietnam is less attractive, with a higher tariff rate and the fact that its major industry is electronics.

Upgrade 2025 on solid IE gross margin and big-log transfers. At end-1Q25, WHA has outstanding letters of intent (LOI) for 1,311 rai with backlog of 1,538 rai (Thailand 1,532 rai worth Bt7.79bn and Vietnam six rai worth Bt24mn). In addition to those LOI, it says it is negotiating a large deal for 900-1,000 rai. The LOIs lead us to expect 1H25 land sales of at least 1,350 rai, primarily to players in electronic appliances and data centers. We maintain our 2025 land sales target of 1,800 rai; upside would open if WHA can close the big lot deal. We have raised our land transfer assumption to 2,000 rai, backed by a large plot in backlog to be booked in 4Q25, with prices continuing to rise at least 10% from 2024. This gives us a new 2025 revenue assumption of Bt12.3bn (+8.7%), up 12% from previous estimates, with an average gross margin of 54.5%, up from 52.7%. This gives a new net profit of Bt4.44bn (+1.9%), up 16.5% from prior assumption. Core earnings in 2Q25 are expected to grow YoY but soften QoQ on lower transfers. Note that in 2Q25, WHA will divest assets valued at Bt800mn to WHART.

Key risk: Trade policy changes and effect of future tariffs. For the utilities business, regulatory and cost of raw materials are the key risk. ESG: WHA has been listed at the AAA level for SET ESG ratings in 2024.
