คาดกำไรปกติ 2Q69 ฟื้นตัว QoQ แต่อ่อนตัวลง YoY เราคาดว่า MINT จะรายงานกำไรปกติ 2Q69 ที่ 3.4 พันลบ. ลดลง 1% YoY แต่เพิ่มขึ้นมากจาก 145 ลบ. ใน 1Q69 เนื่องจากไตรมาส 2 เป็นช่วงไฮซีซันของยุโรปซึ่งเป็นฐานธุรกิจหลักของบริษัท เมื่อเทียบ YoY เราคาดว่า RevPAR จะยังเติบโตต่อเนื่อง แต่ EBITDA margin จะอ่อนตัวลง ซึ่งจะส่งผลทำให้กำไรปกติปรับตัวลดลงเล็กน้อย YoY เมื่อรวมกำไร/ขาดทุนพิเศษใน 2Q68 และ 1Q69 เราคาดว่ากำไรสุทธิ 2Q69 จะเพิ่มขึ้น 10% YoY และเพิ่มขึ้นอย่างมีนัยสำคัญจาก 649 ลบ. ใน 1Q69 โดย MINT จะประกาศผลประกอบการในวันที่ 7 ส.ค.

เลื่อนการจัดตั้งกอง REIT MINT ประกาศเลื่อนแผนการจัดตั้งกอง REIT จากกำหนดการเดิมใน 4Q69 ออกไป เนื่องจากภาวะตลาดไม่เอื้ออำนวย แม้ประเด็นดังกล่าวอาจก่อให้เกิดความกังวลในระยะสั้นเกี่ยวกับความล่าช้าในการลดภาระหนี้สินในงบดุล แต่ MINT มีแผนลดภาระหนี้ผ่านหลายแนวทาง เช่น การเร่งการเติบโตของ EBITDA และกระแสเงินสดจากการดำเนินงาน การขายสินทรัพย์บางรายการ และการพิจารณานำ Minor Food เข้าจดทะเบียนในตลาดหลักทรัพย์ฯ (IPO) ในอนาคต

2Q26F: Up QoQ from Europe high season
We expect MINT to report a 2Q26 core profit of Bt3.4bn, down 1% YoY as EBITDA margin softens despite RevPAR growth. However, QoQ recovery will be strong, driven by the peak European season. While postponing the REIT setup from 4Q26 due to weak market conditions may weigh on sentiment, MINT has alternative de-leveraging plans. We view improving 2H26 operations as a key support factor and recommend monitoring alternative balance sheet measures. OUTPERFORM rating with a TP rolled over to mid-2027 at Bt32.25.
2Q26F core profit to recover QoQ but soften YoY. We expect MINT to report a core profit of Bt3.4bn in 2Q26, down 1% YoY but surging from Bt145mn in 1Q26 due to the high season in Europe, MINT’s key operation. On a YoY basis, RevPAR will continue to grow, but we expect EBITDA margin to soften, resulting in a slight YoY decline in core profit. Including extra gains/losses in 2Q25 and 1Q26, we expect MINT’s net profit in 2Q26 to grow 10% YoY and surge from Bt649mn in 1Q26. MINT will release its financial results on August 7.
Growing RevPAR but softening EBITDA margin. Hotel: In 2Q26, we estimate RevPAR growth (owned and leased hotels) at 5% YoY and 35% QoQ. European operations remain resilient against US-Iran conflict risks due to strong intra-Europe travel, while Thailand and the Maldives face headwinds. Europe RevPAR should rise 5% YoY in baht terms (+4% YoY in Euro terms) on higher ARR. Thailand RevPAR is projected to grow 3% YoY on lower occupancy, while the Maldives should fall 6% YoY. Food: 2Q26 SSS is expected to dip 0.3% YoY, as strength in Thailand and China is offset by weakness in Australia and Singapore. EBITDA margin: We estimate EBITDA margin at 27.7% in 2Q26, down 0.8pts YoY due to higher operating expenses, such as rent and personnel costs, particularly in Europe. However, the magnitude of the YoY drop will be smaller than in 1Q26 (which dropped 1.0pts), reflecting cost control measures. Interest expense: We expect interest expense to increase 5% QoQ following the call redemption of US$300mn in perpetual debentures in April using a syndicated loan.
Stronger 2H26 outlook. Hotel forward bookings indicate a favorable 3Q26 RevPAR outlook, led by gains in Thailand and the Maldives. MINT guides Europe RevPAR to grow at a low-single-digit rate, Thailand at a mid-single-digit rate, and the Maldives at a double-digit rate. We fine-tune 2026-27 core profit slightly up by 1% to reflect a higher 2026 Thailand tourist arrival assumption of 33mn tourists (up from 31mn). The revision is minor given MINT’s high overseas exposure. We forecast 2026 core profit at Bt9.9bn, with EPS (post-perpetual interest) up 5% YoY. Rolling over our DCF valuation to mid-2027 raises our TP to Bt32.25 (from the end-2026 TP of Bt32), assuming 7% WACC and 1.5% long-term growth.
REIT setup postponed. MINT announced the postponement of its REIT setup plan from the original 4Q26 schedule due to unfavorable market conditions. While this could trigger short-term market concerns over delayed balance sheet de-leveraging, MINT retains alternative funding channels. These include accelerating EBITDA and operating cash flows, targeted asset sales, and a potential future IPO of Minor Food.
Risks. 1) Economic slowdown derailing travel demand and 2) cost inflation damaging profitability. We see ESG risk as effective environmental management of greenhouse gases, energy, wastewater, and waste (E).
