WHA - พรีวิว 2Q69: คาดกำไรลดลง YoY และ QoQ

เราคาดว่า WHA จะทำยอดขายที่ดินปี 2569 ได้ตามเป้าที่ 2,500 ไร่ โดยได้รับแรงหนุนจากยอดขายในประเทศที่แข็งแกร่ง โดยเฉพาะจากกลุ่ม data center แม้กำไรสุทธิ 2Q69 มีแนวโน้มอ่อนตัวลงมาอยู่ที่ 892 ลบ. (ลดลง 9% YoY และ 40.9% QoQ) แต่รายได้ประจำที่แข็งแกร่งจากธุรกิจโลจิสติกส์และสาธารณูปโภคจะช่วยสนับสนุนให้ผลประกอบการฟื้นตัวใน 2H69 เราคงประมาณการรายได้ปี 2569 ไว้ที่ 1.53 หมื่นลบ. และคาดว่ากำไรสุทธิจะทำสถิติสูงสุดใหม่ที่ 5.5 พันลบ. (+7.7% YoY) อย่างไรก็ตาม เราได้ถอด WHA ออกจากกลุ่ม high conviction จากผลประกอบการระยะสั้นที่อ่อนแอและอัพไซด์ที่จำกัด แต่ยังคงคำแนะนำ OUTPERFORM เพื่อเพิ่มน้ำหนักการลงทุนใน 2H69 โดยให้ราคาเป้าหมายปี 2569 ที่ 5.80 บาท อิงค่าเฉลี่ย SD ที่ 15.8 เท่า (7 ปี)

ยอดขายที่ดิน 1H69 แข็งแกร่งตามเป้า ยอดขายที่ดิน 2Q69 เบื้องต้นคาดว่าจะอยู่ที่ประมาณ 200 ไร่ โดยทั้งหมดมาจากประเทศไทย กลุ่มลูกค้าหลักประกอบด้วยอุตสาหกรรมการผลิต ยานยนต์ และชิ้นส่วนอิเล็กทรอนิกส์ ขณะที่ยังไม่มีการเซ็นสัญญากลุ่ม data center เพิ่มเติมใน 2Q69 ส่งผลให้คาดว่ายอดขายที่ดินรวมใน 1H69 จะอยู่ที่ประมาณ 1,150 ไร่ คิดเป็นประมาณ 50% ของเป้ายอดขายในประเทศไทยที่ 2,300 ไร่ ขณะที่เป้าจากประเทศเวียดนามที่ 200 ไร่ คาดว่าจะเข้ามาใน 2H69 ซึ่งใน 3Q26 มีการเริ่มเซ็น LOI ในเวียดนามประมาณ 50 ไร่ และมีการเซ็นสัญญากลุ่ม data center เพิ่มอีกประมาณ 150 ไร่ ดังนั้นเราคาดว่า WHA จะทำยอดขายที่ดินได้ถึงเป้าที่ตั้งไว้ในปีนี้


คาดกำไรสุทธิ 2Q69 ลดลง YoY และ QoQ เราคาดว่ากำไรสุทธิ 2Q69 ของ WHA จะอยู่ที่ 892 ลบ. ลดลง 9% YoY และ 40.9% QoQ โดยคาดว่ารายได้จะอยู่ที่ 2.8 พันลบ. ลดลง 15.9% YoY และ 11.5% QoQ  โดยรายได้หลักยังคงมาจากการโอนที่ดิน เราประเมินว่ารายได้จากธุรกิจนิคมอุตสาหกรรมจะคิดเป็น 48% ของรายได้รวม โดยได้รับการสนับสนุนจากการโอนที่ดินประมาณ 290-300 ไร่ ใกล้เคียงกับ 1Q69 อย่างไรก็ตาม การโอนที่ดินบางส่วนในไตรมาสนี้จะมาจากนิคมอุตสาหกรรม IER ซึ่งคาดว่าจะให้อัตรากำไรขั้นต้นลดลง เนื่องจากมีการบันทึกส่วนต่างมูลค่าประเมินสินทรัพย์ใหม่ใน 1Q69 ในขณะเดียวกัน ธุรกิจโลจิสติกส์ยังคงแข็งแกร่ง โดยสามารถปล่อยเช่าพื้นที่ใหม่ได้รวม 52,000 ตร.ม. ใน 1H69 และมีสัญญาเช่าล่วงหน้าอีกไม่ต่ำกว่า 70,000 ตร.ม. ที่จะรับรู้รายได้ใน 2H69 ขณะที่อัตราการเช่าพื้นที่โดยรวมยังอยู่ในระดับประมาณ 90% สำหรับกลุ่มธุรกิจสาธารณูปโภค รายได้จากธุรกิจน้ำคาดว่าจะเติบโตมากกว่า 10% YoY ส่วนรายได้จากธุรกิจไฟฟ้าคาดว่าจะเติบโตแข็งแกร่งทั้ง YoY และ QoQ ทั้งนี้เราคาดว่าอัตรากำไรขั้นต้นเฉลี่ยจะอยู่ที่ 46% เทียบกับ 47.3% ใน 2Q68 และ 50.1% ใน 1Q69 ส่งผลให้เราคาดว่ากำไรใน 1H69 จะอยู่ที่ 2.4 พันลบ. (-21.4% YoY)


คงเป้าหมายปี 2569 WHA คงเป้ายอดขายที่ดินปี 2569 ไว้ที่ 2,500 ไร่ แบ่งเป็น 2,300 ไร่ในประเทศไทย ซึ่งมากกว่า 50% จะมาจากกลุ่ม data center และอีก 200 ไร่ในเวียดนาม เราคาดว่ายอดขายที่ดินในประเทศไทยจะเป็นไปตามเป้า ขณะที่คาดว่ายอดขายที่ดินในเวียดนามจะเร่งตัวขึ้นใน 2H69 ในขณะเดียวกัน ธุรกิจโลจิสติกส์และธุรกิจสาธารณูปโภคมีแนวโน้มเติบโตแข็งแกร่งตามเป้า โดยธุรกิจโลจิสติกส์ยังคงเป้าเพิ่มพื้นที่ให้เช่าไม่น้อยกว่า 200,000 ตร.ม. ในปีนี้ ส่วนธุรกิจสาธารณูปโภคคาดว่าปริมาณการขายจะเติบโตโดยได้รับแรงหนุนจากความต้องการใช้น้ำที่แข็งแกร่ง สำหรับธุรกิจไฟฟ้า การกลับมาเดินเครื่องโรงไฟฟ้าเก็คโค่-วัน หลังการปิดซ่อมบำรุงจะช่วยสนับสนุนผลการดำเนินงาน และทำให้ผลประกอบการ 2H69 แข็งแกร่งกว่า 1H69 ปัจจุบัน WHA อยู่ระหว่างการศึกษาโครงการ Data Center Park ซึ่งจะมีการจัดเตรียมโครงสร้างพื้นฐานด้านสาธารณูปโภคเพื่อรองรับความต้องการที่เพิ่มขึ้น เราคงประมาณการรายได้ปี 2569 ไว้ที่ 1.53 หมื่นลบ. (ทรงตัว YoY) โดยใช้สมมติฐานการโอนที่ดินรวม 2,000 ไร่ และคาดว่ากำไรสุทธิจะอยู่ที่ 5.5 พันลบ. (เพิ่มขึ้น 7.7% YoY) ทำสถิติสูงสุดใหม่ โดยได้รับแรงหนุนจากรายได้ค่าธรรมเนียมการใช้น้ำ (capacity charge) ที่สูงขึ้น และการขายสินทรัพย์เข้ากอง WHART และ WHAIR


ความเสี่ยงที่สำคัญ การเปลี่ยนแปลงนโยบายการค้าในอนาคต สำหรับธุรกิจสาธารณูปโภค ความเสี่ยงหลักคือกฎระเบียบข้อบังคับและต้นทุนวัตถุดิบ ด้าน ESG: WHA ได้รับการจัดอันดับ SET ESG Ratings ที่ระดับ AAA ซึ่งเป็นระดับสูงสุดเมื่อเทียบกับบริษัทอื่นๆ ในกลุ่มอุตสาหกรรมเดียวกัน

 

2Q26F: Earnings to drop YoY and QoQ

 

We expect WHA to reach its FY26 land sales target of 2,500 rai, driven by strong  domestic sales especially from data center demand. Despite soft 2Q26F net profit of Bt892mn (dropping by 9% YoY and 40.9% QoQ), robust recurring income from logistics and utilities drive a 2H26 rebound. We maintain our FY26 revenue forecast at Bt15.3bn and project a record net profit of Bt5.5bn (+7.7% YoY). However, we removed the stock from High Conviction due to near-term earnings weakness and limited upside, but maintain an Outperform rating to increase weighting in 2H26, 2026 TP is Bt5.80 based on average SD of 15.8x (7 years).


1H26 land sales perform well on track: Preliminary 2Q26 land sales are expected at around 200 rai, all from Thailand. The client profile mainly consists of the manufacturing, automotive, and electronic components sectors, with no additional Data Center contract signings recorded in 2Q26. Consequently, total 1H26 land sales are estimated at approximately 1,150 rai, representing about 50% of the Thailand target of 2,300 rai. Meanwhile, the Vietnam target of 200 rai is expected to materialize in 2H26; in 3Q26, LOI signings in Vietnam have commenced for around 50 rai, along with additional Data Center contract signings of approximately 150 rai. Therefore, we expect WHA to achieve its full-year land sales target.

 

2Q26F net profit to drop YoY and QoQ: We expect WHA's net profit of Bt892mn in 2Q26, dropping by 9% YoY and 40.9% QoQ. Revenue is projected at Bt2.8bn, down 15.9% YoY and 11.5% QoQ, with core revenue remaining driven by land transfers. We estimate property business revenue to account for 48% of total revenue, supported by land transfers of approximately 290–300 rai, comparable to 1Q26. However, transfers in the quarter will partly stem from the IER industrial estate, which is expected to yield lower gross margins due to the asset revaluation carried out in 1Q26. Meanwhile, the logistics business remains robust, securing a total of 52,000 sq.m. in the newly leased area in 1H26, alongside pre-leases of no less than 70,000 sq.m. slated for 2H26, with overall occupancy hovering around 90%. In the utilities segment, water revenue is expected to grow over 10% YoY, while power business revenue is projected to deliver strong growth both YoY and QoQ. Average gross margin expected at 46% compared with 47.3% in 2Q25 and 50.1% in 1Q26. Thus, 1H26F earnings should reach Bt2.4bn (-21.4% YoY). 


Maintain 2026’s target. WHA maintains its 2026 land sales target of 2,500 rai, 2,300 rai in Thailand which more 50% land sales will be in data center sector and 200 rai in Vietnam. We expect land sales in Thailand to reach target, we expect land sales from Vietnam to accelerate in 2H26. Meanwhile, the logistics and utilities businesses are projected to grow strongly in line with targets. The logistics business maintains its target to add no less than 200,000 sq.m. of rentable area this year. The utilities business is expected to see sales volume growth driven by robust water demand. For the power business, the resumption of operations at the Gheco-One power plant following maintenance is expected to enhance operational performance, making 2H26 stronger than 1H26. WHA is currently studying a Data Center Park project, which will prepare utility infrastructure to accommodate surging demand. We maintain our 2026 revenue forecast at Bt15.3bn (flat YoY), assuming total land transfers of 2,000 rai, and project net profit at Bt5.5bn (up 7.7% YoY) to reach a new record high, supported by higher capacity charges and asset monetization to WHART and WHAIR.


Key risk: Future trade policy changes. For the utilities business, regulatory and cost of raw materials are the key risks. ESG: WHA has been listed at the AAA level for SET ESG ratings, highest among in peer.
