กำไรสุทธิ 2Q26 เติบโตแข็งแกร่งทั้ง YoY และ QoQ กำไรสุทธิอยู่ที่ 1.57 พันลบ. เพิ่มขึ้น 1,027% YoY และ 14.5% QoQ สูงกว่าคาด 41% โดยได้รับแรงหนุนจากกำไรพิเศษ ขณะที่กำไรปกติสูงกว่าคาด 8% จากอัตรากำไรขั้นต้นที่แข็งแกร่งกว่าคาด AMATA มีรายได้ใน 2Q26 ที่ 3.6 พันลบ. เพิ่มขึ้น 56.2% YoY แต่ลดลง 8.1% QoQ โดยสัดส่วนรายได้ 61% มาจากการโอนอสังหาริมทรัพย์ ซึ่งใน 2Q26 มีการโอนที่ดินทั้งหมด 288 ไร่ เป็นยอดจากประเทศไทย 271 ไร่ และจากเวียดนาม 17 ไร่ อัตรากำไรขั้นต้นเฉลี่ยอยู่ที่ 51.4% สูงกว่าที่คาดไว้ที่ 47% และถือเป็นระดับสูงสุดในรอบ 12 ไตรมาส โดยได้รับแรงหนุนจากการโอนที่ดินในส่วนของ AMATA Chonburi Smart City ซึ่งเป็นพื้นที่ที่มีอัตรากำไรขั้นต้นสูง ทำให้อัตรากำไรขั้นต้นของกลุ่มที่ดินปรับสูงขึ้นเป็น 61.5% จาก 1H25 ที่อยู่ที่ 52.2% นอกจากนี้ AMATA มีการบันทึกกำไรจากการจำหน่ายเงินลงทุนในบริษัทย่อย ในประเทศเวียดนาม (Amata Services City Long Thanh 2) จำนวน 366 ลบ. ส่งผลให้กำไรสุทธิ 1H26 อยู่ที่ 2.96 พันลบ. (+206% YoY) ขณะที่กำไรปกติอยู่ที่ 2.54 พันลบ. โดยได้รับแรงหนุนจากอัตรากำไรขั้นต้นที่แข็งแกร่งที่ 49.3% เพิ่มขึ้นจาก 41.2% ใน 1H25
คงเป้าหมายทั้งปี ยอดขายที่ดิน 1H26 ของ AMATA อยู่ที่ 378 ไร่ ลดลง 50% YoY แบ่งเป็น 360 ไร่ในประเทศไทย และ 17 ไร่ในเวียดนาม ฐานลูกค้าหลักมาจากกลุ่มอิเล็กทรอนิกส์ อุปกรณ์ไฮเทค และดาต้าเซ็นเตอร์ โดยส่วนใหญ่มาจากจีน ฮ่องกง และไต้หวัน AMATA ยังคงเป้ายอดขายที่ดินปี 2026 ไว้ที่ 2,800 ไร่ เนื่องจากยังอยู่ระหว่างการเจรจากับลูกค้ากลุ่มดาต้าเซ็นเตอร์ และคาดว่าจะได้ข้อสรุปในช่วง 2H26 โดยคาดว่าจะขายที่ดินได้อย่างน้อย 300 ไร่ บริษัทมั่นใจว่าจะสามารถบรรลุเป้ายอดขายที่ดินในประเทศที่ 1,650 ไร่ และต่างประเทศที่ 1,150 ไร่ (ครอบคลุมเวียดนามและลาว ซึ่งคาดว่าจะมีการลงนามสัญญาและโอนได้เร็วที่สุดใน 4Q26)

2Q26: Above and solid earnings
AMATA's 2Q26 net profit surged to Bt1.57bn ( up 1,027% YoY and 14.5% QoQ), beating estimates by 41% on extra divestment gains, while core profit exceeded forecasts by 8% due to a 12-quarter high gross margin. 1H26 net profit surged to Bt2.96bn (+206% YoY), driven by high-margin land transfers and subsidiary divestment gains. AMATA maintained its full-year land sales target of 2,800 rai, supported by tech and data center deals. A higher gross margin forecast of 49% raised 2026 net profit estimates by 27% to Bt4.7bn (+50% YoY). We maintain an Outperform rating and high conviction status with a mid-2027 TP of Bt44 (from Bt38.50), based on 11x PE.
2Q26 net profit grew strongly both YoY and QoQ. Net profit was bt1.57bn, growth 1,027% YoY and 14.5% QoQ, beat expectations by 41%, driven by extra gains, while core profit exceeded estimates by 8% on stronger-than-expected gross margin. AMATA reported 2Q26 revenue of Bt3.6bn, up 56.2% YoY but down 8.1% QoQ, with 61% of total revenue contributed by real estate transfers. Land transfers in 2Q26 totaled 288 rai, comprising 271 rai in Thailand and 17 rai in Vietnam. Gross margin averaged 51.4%, beating expectations of 47% and marking the highest level in 12 quarters. This was driven by land transfers at AMATA Chonburi Smart City, a high-margin area, which boosted the land business's gross margin to 61.5% from 52.2% in 1H25. In addition, AMATA recorded a gain of Bt366mn from the divestment of its investment in a subsidiary in Vietnam (Amata Services City Long Thanh 2). Consequently, 1H26 net profit was Bt2.96bn (+206% YoY). Core profit stood at Bt2.54bn, supported by a strong gross margin of 49.3%, up from 41.2% in 1H25.
Maintain full-year target maintained: AMATA’s 1H26 land sales was 378 rai, down 50% YoY, comprising 360 rai in Thailand and 17 rai in Vietnam. Its client base was driven by the electronics, high-tech devices, and data center, primarily from China, Hong Kong, and Taiwan. AMATA maintains its full-year land sales target of 2,800 rai, as negotiations with data center clients are ongoing and expected to conclude in 2H26 with at least 300 rai. AMATA remains certain of achieving its domestic land sales target of 1,650 rai and overseas target of 1,150 rai (covering Vietnam and Laos, where contract signing and transfers are expected as early as 4Q26).
Upgraded 2026 earnings forecast on margin expansion. AMATA currently holds a backlog of Bt18.4bn (approx. Bt16.9bn from Thailand and Bt1.5bn from Vietnam), with about 40–50% expected to be recognized as revenue in 2H26. Meanwhile, we maintain our full-year revenue forecast at Bt16.75bn (+17% YoY). However, given the solid gross margin outlook for the land business in 2H26 alongside seamless transfer execution, we raise our 2026 gross margin forecast to 49% (from 45%). Consequently, this increases our 2026 net profit forecast by 27% to Bt4.7bn (+50% YoY). Note that the extra gain from the share disposal in Amata City Long Thanh (ACLT), expected to be booked in 3Q26, is not yet included in our forecast.
Key risk: Global economic outlook remains volatile with tax policy shifts. Global geopolitical instability may delay investment. AMATA was rated AAA in the SET ESG Ratings in 2025. AMATA focuses on environmental initiatives and decarbonization, including energy reuse across all its industrial estates. A key issue to monitor is energy management within both the industrial estate areas and the utilities business.
