ยอดขายที่ดิน 1H69 ชะลอตัว แต่ยังคงเป้าทั้งปี AMATA รายงานยอดขายที่ดินใน 2Q69 ที่ 271 ไร่ โดย 254 ไร่มาจากประเทศไทย ( 22 ไร่ จากอมตะซิตี้ ชลบุรี และ 232 ไร่ จากอมตะซิตี้ ระยอง) และ 17 ไร่ จากอมตะ เวียดนาม ฐานลูกค้าใน 2Q69 ส่วนใหญ่อยู่ในกลุ่มอุตสาหกรรมอิเล็กทรอนิกส์ อุปกรณ์ไฮเทค และเครื่องใช้ไฟฟ้า โดยลูกค้าหลักมาจากประเทศจีน ฮ่องกง และไต้หวัน ส่งผลให้ยอดขายที่ดินรวมใน 1H69 อยู่ที่ 378 ไร่ ลดลง 50% YoY อย่างไรก็ตาม AMATA ยังคงเป้ายอดขายที่ดินปี 2569 ไว้ที่ 2,800 ไร่ เนื่องจากบริษัทยังอยู่ระหว่างการเจรจากับลูกค้ากลุ่ม data center และคาดว่าจะได้ข้อสรุปใน 2H69 AMATA ยังคงมั่นใจว่าจะทำยอดขายที่ดินในประเทศไทยที่ 1,650 ไร่ และต่างประเทศที่ 1,150 ไร่ (เวียดนามและลาวรวมกัน) ได้ตามเป้า
การโอนที่ดินในโครงการ Smart City หนุนผลการดำเนินงาน ยอดการโอนที่ดินใน 2Q69 หากนับจำนวนไร่คาดว่าจะเติบโต 68% YoY แต่ลดลง 6% QoQ มาอยู่ที่ 288 ไร่ โดยยอดโอนส่วนใหญ่มาจากพื้นที่ Smart City ซึ่งเป็นการโอนครั้งแรกของโครงการรวมประมาณ 119 ไร่ โดย Smart City เป็นโครงการที่มีราคาขายและอัตรากำไรขั้นต้นสูงที่สุดในบรรดานิคมอุตสาหกรรมทั้งหมดของ AMATA นอกจากนี้ยังมีการโอนจาก อมตะซิตี้ ชลบุรี 2 จำนวน 140 ไร่ อมตะซิตี้ ชลบุรี จำนวน 11 ไร่ และเวียดนาม จำนวน 17 ไร่ ส่งผลให้ยอดโอนที่ดินรวมทั้งหมดใน 1H69 อยู่ที่ 577 ไร่ เพิ่มขึ้น 55% YoY
คาดกำไรสุทธิ 2Q69 เติบโตแข็งแกร่ง YoY แต่ลดลง QoQ, ปรับประมาณการกำไรเพิ่มขึ้น เราคาดว่ากำไรสุทธิ 2Q69 ของ AMATA จะอยู่ที่ 1.12 พันลบ. เติบโตก้าวกระโดด 697% YoY แต่ลดลง 18.8% QoQ ในขณะที่คาดว่ารายได้รวมจะยังคงแข็งแกร่งที่ 4.05 พันลบ. เพิ่มขึ้น 74.4% YoY และ 2.7% QoQ โดยธุรกิจอสังหาริมทรัพย์จะคิดเป็น 64% ของรายได้รวม และคาดว่าอัตรากำไรขั้นต้นเฉลี่ยจะยังแข็งแกร่งที่ 46.9% โดยได้แรงหนุนจากโครงการ Smart City ปัจจุบัน AMATA มี backlog ในมือประมาณ 1.84 หมื่นลบ. 2Q26F: Profit to jump YoY soften QoQ
AMATA’s 2Q26 net profit is projected to jump 697% YoY to Bt1.12bn, driven by high-margin Smart City transfers, though 1H26 land sales softened 50% YoY to 378 rai. Management reaffirmed its full-year land sales target of 2,800 rai, expecting major data center deals to finalize in 2H26. Supported by a strong Bt18.4bn backlog, 2026 revenue is forecast to grow 17% YoY to Bt16.75bn. Margin expansion from higher selling prices prompts a 12% upward revision in full-year net profit to Bt3.69bn (+17.3% YoY). We maintain Outperform, based on average PE of 12x (6 years). 2026 TP is Bt38.50. (from Bt34.50/sh).
Soft 1H26 land sales but full-year target maintained: AMATA reported 2Q26 land sales of 271 rai, with 254 rai from Thailand (22 rai from Amata Chonburi and 232 rai from Amata City Rayong) and 17 rai from Amata Vietnam. The 2Q26 customer base was driven by the electronics, high-tech devices, and home appliances sectors, with primary clients hailing from China, Hong Kong, and Taiwan. Consequently, total land sales in 1H26 stood at 378 rai, down 50% YoY. Nevertheless, AMATA maintains its full-year land sales target at 2,800 rai, as negotiations with data center clients are ongoing and expected to conclude in 2H26. AMATA remains confident in achieving its domestic land sales target of 1,650 rai and overseas target of 1,150 rai (combined Vietnam and Laos).
Smart City land transfers support performance: Land transfers in 2Q26, in terms of rai, are expected to grow 68% YoY but decline 6% QoQ to 288 rai. The most significant portion of transfers comes from the Smart City area, marking the project's maiden transfer totaling approximately 119 rai. Among all AMATA industrial estates, Smart City has the highest selling prices and gross margins. This also includes transfers from Amata City Chonburi 2 at 140 rai, AMATA City Chonburi at 11 rai, and Vietnam at 17 rai. Consequently, total land transfers for AMATA in 1H26 reached 577 rai, representing a growth of 55%.
2Q26F net profit to show strong YoY growth but soften QoQ, earnings upgraded: We forecast AMATA's 2Q26 net profit at Bt1.12bn, surging 697% YoY but softening 18.8% QoQ. Total revenue is expected to remain robust at Bt4.05bn, up 74.4% YoY and 2.7% QoQ. Real estate is expected to contribute 64% of total revenue, with the average gross margin expected to stay strong at 46.9%, supported by the Smart City project. AMATA currently holds a backlog of Bt18.4bn (approx. Bt16.9bn from Thailand and Bt1.5bn from Vietnam). Of the total backlog, AMATA expects around 40–50% to be recognized as revenue in 2026. We maintain our 2026 revenue forecast at Bt16.75bn, representing 17% growth, while revising up our gross margin estimate from 43.2% to 45% due to higher average selling prices and expected higher-margin profiles in the backlog driven by Smart City sales. Consequently, we project full-year net profit at Bt3.69bn (up 17.3% YoY), an upward revision of 12% from our previous forecast.
Key risk: Global economic outlook remains volatile with tax policy shifts. Global geopolitical instability may delay investment. AMATA was rated AAA in the SET ESG Ratings in 2025. AMATA focuses on environmental initiatives and decarbonization, including energy reuse across all its industrial estates. A key issue to monitor is energy management within both the industrial estate areas and the utilities business.
