CENTEL – การฟื้นตัวของธุรกิจโรงแรมเริ่มมีแรงส่งชัดเจน

CENTEL เป็นหุ้นที่น่าสนใจสำหรับธีมการฟื้นตัว เนื่องจากโมเมนตัมของธุรกิจโรงแรมเริ่มเร่งตัวขึ้น ขณะที่ valuation ยังไม่แพง RevPAR ของโรงแรมที่เจ้าของเติบโตเร่งตัวขึ้น 13% YoY ในเดือนก.ค. จาก 1% YoY ใน 2Q26 นำโดยโรงแรมในประเทศไทยที่แข็งแกร่งขึ้น ขณะที่โรงแรมในต่างประเทศ (มัลดีฟส์และดูไบ) ก็ฟื้นตัวเช่นกัน เราเชื่อว่า 2Q26 เป็นจุดต่ำสุดของกำไรในปีนี้ และคาดว่ากำไรปกติจะฟื้นตัวทั้ง YoY และ QoQ ตั้งแต่ 3Q26 ถึง 1Q27 จากการเร่งตัวของธุรกิจโรงแรม ธุรกิจอาหารที่ยังแข็งแกร่ง และการปรับปรุงโรงแรมแล้วเสร็จ เราปรับประมาณการกำไรปี 2026-27 เพิ่มขึ้น 9% และ 7% ตามลำดับ พร้อมกับปรับราคาเป้าหมายกลางปี 2027 เพิ่มขึ้นเป็น 47 บาท (จาก 42 บาท) CENTEL ยังคงเป็นหุ้น laggard play ที่น่าสนใจ โดยตั้งแต่ต้นปีจนถึงปัจจุบัน ราคาหุ้นปรับตัวเพิ่มขึ้น 20% ตามหลัง SET (+28%) รวมถึงหุ้นโรงแรมตัวหลัก เช่น ERW (+49%) และ AWC (+38%)

ธุรกิจโรงแรมแสดงสัญญาณเร่งตัวอย่างชัดเจน RevPAR ของโรงแรมที่บริษัทเป็นเจ้าของเพิ่มขึ้น 13% YoY ในเดือนก.ค. เร่งตัวขึ้นจากที่เติบโตเพียง 1% YoY ใน 2Q26  ประเทศไทยยังคงเป็นแรงขับเคลื่อนหลักของการเติบโต โดยกรุงเทพฯ เติบโต 11% YoY ขณะที่แหล่งท่องเที่ยวต่างจังหวัด เช่น สมุย และภูเก็ต มีการเติบโต 21% YoY ยอดจองล่วงหน้าสำหรับ 3Q26 เติบโตในระดับ high-teen YoY และอีเวนต์ระดับโลก อาทิ IMF-World Bank Group Annual Meetings และ Tomorrowland Thailand จะช่วยสนับสนุนโมเมนตัมดังกล่าวต่อเนื่องไปถึง 4Q26 โรงแรมในต่างประเทศก็เริ่มฟื้นตัวเช่นกัน โดยได้แรงหนุนจากโรงแรมใหม่ 2 แห่งในมัลดีฟส์ ซึ่งมี RevPAR เพิ่มขึ้น 92% YoY ขณะที่ RevPar ของโรงแรมในดูไบลดลงในอัตราชะลอตัวลง (-30% YoY) ในระยะถัดไป การปรับปรุงโรงแรมที่หัวหินและกระบี่แล้วเสร็จ จะเป็นอีกปัจจัยสำคัญที่ช่วยผลักดันการเติบโตของกำไรในปี 2027


ปรับประมาณการกำไรเพิ่มขึ้น เราปรับประมาณการกำไรปกติของ CENTEL เพิ่มขึ้น 9% สำหรับปี 2026 และ 7% สำหรับปี 2027 เพื่อสะท้อนผลประกอบการ 2Q26 ที่ดีกว่าคาด และมุมมองที่เป็นบวกมากขึ้นต่อการดำเนินงานที่ปรับตัวดีขึ้นใน 2H26-27  ภายหลังการปรับประมาณการ เราคาดว่ากำไรปกติจะเติบโต 18% YoY มาอยู่ที่ 2.3 พันลบ. ในปี 2026 และเติบโตต่ออีก 10% YoY  มาอยู่ที่  2.5 พันลบ. ในปี 2027 เราเชื่อว่า 2Q26 เป็นจุดต่ำสุดของกำไรสำหรับปีนี้ และคาดว่ากำไรจะฟื้นตัวอย่างต่อเนื่องตั้งแต่ 3Q26 เป็นต้นไป โดยจะเติบโตทั้ง YoY และ QoQ ไปจนถึง 1Q27 โมเมนตัมกำไรจะได้รับแรงหนุนจากการดำเนินงานของโรงแรมในประเทศไทยที่เร่งตัวขึ้น การเติบโตต่อเนื่องของโรงแรมใหม่ 2 แห่งในมัลดีฟส์ การฟื้นตัวของโรงแรมร่วมทุนในดูไบ และการปรับปรุงโรงแรมที่จะแล้วเสร็จในปี 2027 ในขณะเดียวกัน ธุรกิจอาหารจะยังคงสร้างกำไรและกระแสเงินสดได้อย่างแข็งแกร่ง ช่วยลดความผันผวนของผลการดำเนินงานโดยรวมในแต่ละวัฏจักรเศรษฐกิจ


หุ้น laggard play ที่มีความน่าเชื่อมั่นในการดำเนินงานสูง เราปรับเพิ่มราคาเป้าหมายกลางปี 2027 อิงวิธี DCF เป็น 47 บาท/หุ้น (จาก 42 บาท) หลังจากปรับประมาณการกำไร โดยอิงกับ WACC ที่ 6.0% และอัตราการเติบโตระยะยาวที่ 1.5% แม้ว่าราคาหุ้นปรับขึ้นมาแล้ว 4% หลังประกาศผลประกอบการ 2Q26 ที่ดีกว่าคาด แต่เรายังคงมองว่า CENTEL เป็นหุ้นที่น่าสนใจจากมุมมองการเติบโตของกำไรและราคาหุ้น ตั้งแต่ต้นปีถึงปัจจุบัน ราคาหุ้นปรับตัวเพิ่มขึ้น 20% ซึ่งยังช้ากว่า SET (+28%) รวมถึงหุ้นโรงแรมตัวหลัก เช่น ERW (+49%) และ AWC (+38%) valuation ยังไม่แพง ที่ PE ปี 2026F ที่ 24 เท่า และลดลงมาอยู่ที่ 22 เท่า ในปี 2027F เทียบกับค่าเฉลี่ยย้อนหลัง 2 ปีที่ 28 เท่า จึงยังมีโอกาสสำหรับการ re-rating เพิ่มเติมจากแนวโน้มกำไรยังปรับตัวดีขึ้นอย่างต่อเนื่อง


ปัจจัยเสี่ยง 1) ภาวะเศรษฐกิจชะลอตัว ซึ่งจะส่งผลกระทบต่อความต้องการเดินทาง และ 2) ต้นทุนที่สูงขึ้น ซึ่งจะส่งผลกระทบต่อความสามารถในการทำกำไรของธุรกิจโรงแรมและธุรกิจอาหาร เรามองว่าความเสี่ยง ESG คือ การบริหารจัดการสิ่งแวดล้อมที่มีประสิทธิภาพ (E)

 

Hotel recovery is gaining traction

 

CENTEL offers a compelling tactical recovery play as hotel momentum is gaining traction while valuation remains undemanding. Owned-hotel RevPAR rose 13% YoY in July, up from 1% in 2Q26, driven by stronger Thailand operations and improving overseas performance, particularly Maldives and Dubai. We believe 2Q26 marked the earnings trough, with core earnings set to recover both YoY and QoQ from 3Q26 through 1Q27, supported by stronger hotel operations, resilient food earnings, and completed renovations. We raise 2026-27F earnings by 9%/7% and lift mid-2027 TP to Bt47 (from Bt42). CENTEL remains an attractive laggard play; YTD, the stock has gained 20%, lagging the SET (+28%) as well as key hotel peers, including ERW (+49%) and AWC (+38%).


Hotel operations are showing a clear acceleration. Owned-hotel RevPAR surged 13% YoY in July, up from 1% in 2Q26. Thailand remains the key growth engine, with Bangkok grew 11% YoY, while upcountry destinations like Samui and Phuket expanding 21% YoY. Forward bookings for 3Q26 are tracking at high-teen YoY growth and major global events—including the IMF-World Bank Group Annual Meetings and Tomorrowland Thailand—will sustain this momentum into 4Q26. Overseas properties are also recovering, led by a 92% YoY RevPAR jump at two new Maldives hotels and a narrowing RevPAR decline in Dubai (-30% YoY). Looking ahead, completed renovations at Hua Hin and Krabi will unlock another strong leg of earnings expansion in 2027.


Earnings upgrade. We raise our core earnings forecasts by 9% for 2026 and 7% for 2027 to reflect the stronger-than-expected 2Q26 results and our more positive view on operational improvement across 2H26-27. Following the revision, we forecast core earnings to grow 18% YoY to Bt2.3bn in 2026 and a further 10% YoY to Bt2.5bn in 2027. We believe 2Q26 marked the earnings trough for the year and expect earnings to recover sequentially from 3Q26 onward, delivering both YoY and QoQ growth through 1Q27. Earnings momentum should be driven by accelerating hotel operations in Thailand, the continued ramp-up of the two newly opened Maldives properties, a recovery in the Dubai JV hotels, and additional upside from renovation completions scheduled for 2027. Meanwhile, the food business should continue to provide resilient earnings and cash flow, helping cushion portfolio performance across market cycles.


High-conviction laggard play. We raise our mid-2027 DCF TP to Bt47/share (from Bt42) following our earnings revision, based on a WACC of 6.0% and a long-term growth rate of 1.5%. Despite a 4% share-price increase following the stronger-than-expected 2Q26 results, we continue to view CENTEL as an attractive earnings growth and valuation catch-up story. YTD, the stock has gained 20%, lagging the SET Index (+28%) as well as key hotel peers, including ERW (+49%) and AWC (+38%). Valuation remains undemanding at 24x 2026F PE, falling to 22x 2027F PE, compared with its two-year historical average of 28x, leaving room for further re-rating as earnings outlook gains traction.


Risks 1) An economic slowdown that would derail travel demand and 2) cost inflation that would damage profitability of its hotel and food businesses. We view ineffective environmental management as the key ESG risk.
