2Q26 results solid as expected
CPN remains on our high conviction list after reporting a strong 2Q26 core profit of Bt4.7bn, up 19.2% YoY but down 4.5% QoQ. This is in line with INVX and consensus forecasts. Key driver was the shopping mall business. This brings its 1H26 core profit to 52% of our full-year forecast, meaning it is well on track. In 3Q26F, we expect earnings to grow YoY and QoQ, supported by the opening of new malls and rising occupancy rates for malls that opened in 2H25. We maintain our OUTPERFORM rating with a mid-2027F DCF-based target price of Bt85, up from Bt79 (7.2% WACC and 1.5% LTG).
2Q26 results strong as expected. CPN reported a net profit of Bt4.8bn, up 10.3% YoY but down 4.4% QoQ. Excluding non-operating items of Bt99mn, core profit was Bt4.7bn, up 19.2% YoY but down 4.5% QoQ. This met INVX and market expectations, bringing 1H26 core profit to 52% of our full-year forecast. Total revenue was Bt12.6bn, up 8.3% YoY and 0.3% QoQ. This was driven mainly by strong growth in the shopping mall and residential businesses. Shopping mall revenue (91.3% of total revenue) was Bt11.5bn, up 7.5% YoY and 0.9% QoQ. This hit a new high for the fourth consecutive quarter due to higher rental income from existing malls and new projects. Hotel revenue (3.7% of total revenue) was Bt464mn, up 5% YoY but down 16.4% QoQ. The YoY growth came from better performance at Hilton and Centara, along with new hotels under the GO! brand. The QoQ drop was due to seasonal factors. The overall occupancy rate in 2Q26 was 74%, compared to 75% in 2Q25 and 79% in 1Q26. Residential revenue (5.1% of total revenue) was Bt640mn, up 29.5% YoY and 5.3% QoQ, driven by higher transfers from low-rise projects. The overall gross margin was 59.3%, improving from 58.1% in 2Q25 but dropping from 60.7% in 1Q26. The YoY margin increase came from steady revenue growth in the shopping mall business, while the QoQ drop came from seasonal factors in both the shopping mall and hotel businesses. The company will hold an analyst meeting on Aug 14, and we will provide more information afterward.
Expect 3Q26F earnings to grow YoY and QoQ. This would be driven mainly by the shopping mall business. It would benefit from a full quarter of the Central Khonkaen Campus that opened in May, the opening of Central Northville in early Jul, and the rising occupancy rates of Central Park and Central Krabi that opened in 2H25. Since 1H26 core profit accounts for 52% of our full-year forecast, we believe the company is on track. Therefore, we maintain our 2026F core profit forecast of Bt18.3bn, up 9.6% YoY. We continue to like CPN for its stable earnings during global uncertainty and its good earnings growth.
Risks and concerns. Key concern is weak domestic consumption that would lower rental income. Key ESG risk is climate adaptation and mitigation that could negatively impact revenue, rising carbon offset costs and physical impact to its shopping malls.
